seriously? which contractor are you using who charges those rates? there ought to be a stipulation that the buyer must reside in a forclosed purchase for a length of time before flipping.how long before this address is rented?real good for the neighborhood.you need a reality check-no?

ps/in all the time the Lincoln prperty was rehabed I did not see ONE truck w/any company name.roofers-siding installers,etc./this tells you it was all the work of a sellers own crew.very common for todays flippers.

l.c. - If you believe that the proper premits have not been pulled for what sounds like major reconstruction, you should call the city building department. The project should have a permit posted in open view.

Other than that, I don't understand why you believe someone coming into Royal Oak and improving the housing stock is a bad thing.

Let's improve RO and drive prices up it is good for all of us! Who wants $50K homes in RO, not me or you. If you get house envy deal with it but please let's improve the homes in an effort to enhance the neighborhood and community.

It also means people working which is a good thing! I have a home across the street from me that was 900 sq. ft. It is now being gutted and a 2nd story added and a new 2 car garage. We hope that a family buys it. It helps our value and it saves the neighborhood from a 900 sq ft rental that looks run down.
