Royal Oak Hotel Development Moves Forward with Hyatt Place

After months of silence, an announcement is made regarding a proposed 8-story hotel complex at 400 N. Main St., the site of the former Fresard auto dealership.

The architect behind a proposed hotel complex at 400 N. Main St. says the project is moving forward with a flagship hotel.

Architect Jason Krieger told members of the Downtown Development Authority (DDA) he met with the development team behind the 8-story hotel complex on Tuesday.

"The 400 N. Main project is still moving forward," said Krieger, who is also a DDA director. "I know it's been quiet, but they had to do their due diligence and their feasibility study. The (hotel) picked is going to be the Hyatt Place."

In June, by a 7-2 vote, the Royal Oak Planning Commission approved a special land use and final special redevelopment site plan for an 8-story hotel, an 8-story apartment building, a pair of office buildings and a 4-level off-street parking deck at the site of the former Fresard auto dealership.

Krieger said his Royal Oak-based firm, Krieger-Klatt Architects, is ready to move to the next phase and prepare construction documents. TH Marsh, another Royal Oak company, will be the contractor and VERSA Development of Southfield is also on board as a development partner, Krieger said.

There are currently four Hyatt Place hotels in Metro Detroit - Utica, Auburn Hills, Livonia and Novi.

The $11.5 million Hyatt Place in Novi opened in August. The completed Novi hotel, which broke ground in June 2012, is a 6-story building with 126 guest rooms and is attached to Suburban Collection Showplace on the building's east side.

"I will say I have stayed in Hyatt Places many times. They are very nice hotels," said Jay Dunstan, DDA chairperson. "It going to be a great addition to downtown."

Hyatt Place was awarded "Highest in Guest Satisfaction Among Upscale Hotel Chains" by J.D. Power in 2013.

Details of the Royal Oak development


  • 8-story hotel: A new hotel building with 12,796-square feet of ground floor area would have 114 rooms, a restaurant, lounge, meeting rooms and a fitness center for guests. The hotel would be placed near the center of the site with Main Street frontage.
  • 5-story mixed-use building: A new building with 8,803 square-feet of ground floor area is proposed for the southwest corner of the site adjacent to the motel. The building would have a first floor restaurant and office space on the upper four levels.
  • 3-story mixed-use building: A new building with 5,000 square-feet of ground floor area is proposed for the northwest corner of the site. The building would have retail sales on first floor and office space on the upper two levels.
  • 8-story apartment building: A new apartment building with 12,460 square-feet of ground floor area is proposed for the southeast corner of the site. The building would have 82 units with a mix of one-bedroom, two-bedroom and studio units and a swimming pool.
  • 4-level parking deck: A parking deck is proposed for the northeast corner of the site.
