Is RO yesterdays news? If so..why?

It's a sunny Sunday afternoon downtown and the weather is chilly and more than a tad windy. There are a few brave youngsters in shorts and tank tops. Our first harbingers of Spring with folded arms and chattering teeth. My gaze goes to the papered former Incognito and the new "bootique" that seems to now need two open signs. Then it travels to the brown bagged former Caribou and Ellie Wine. I am sitting on a bench with one of my friends  and "T-Rex" noticing only a few souls walking from the direction of the now papered former Barnes and Noble. I did notice the new bicycle racks, all empty.
Captain America bicycles east across Main and later an obvious stoner almost got hit by a car doing over thirty while bicycling on the crosswalk against the light. If there is one thing worse than a stoner on a bicycle its a stoner on a motorcycle, or behind the wheel of a car and its only Sunday!
With some exceptions such as La Feast (excellent falafel and veg grape leaves) who is profiting from the closure of both Gemayze, and Beirut on eleventh  (moving), many restaurants with cafe outdoor seating are all but totally barren. A lone Harley with blaring rap passes by.
This is a short list of some factors involved though the list is not in order of importance and I believe that there is not just one reason causing the many closings and complaints.
#1. The harsh winter and present cold weather, or late Spring.
#2. The efficiency of our "parking Nazis" that seem to be everywhere to the extent that the cry of "I got a ticket" can still be heard a block away.
3.Parking meters giving only a paltry fifteen minutes for a quarter even in front of Sallys on Fourth. I could understand Main, but the Salvation Army too!
4.Downtown landlords looking to cash in on the city's laissez-faire" attitude towards more bars and bar expansions. No doubt behind the closing of Gemayze, and no doubt behind the failure of Peets to replace Caribou, the eviction by rent raise of Ellie Wine, and no doubt a factor in the premature closing of Barnes and Noble. With new rents as high as 38 to 42 dollars a square foot this is the only possible explanation.
5. With more bars, more citations for intoxication, disorderly conduct, assault, DUI's. and alcohol related accidents all which are giving RO a reputation for being a place to avoid unless one wishes to risk a costly lawyer, court and possible police record. The word is spreading as suburban youth and their parents are learning the hard way that first time police contacts are more and more being made in RO.
6. Thefts from cars, and thefts of cars downtown.
7.  The experience of visitors having their cars ticketed and towed especially during Arts Beats and Eats leaving a sour taste in the mouth of those who once frequented our downtown to enjoy an evening.
8. The increasing popularity of nearby Ferndale, and even Berkley both  witnessing a mushrooming of new businesses, some formerly from Royal Oak and all happy and prosperous in their new digs according to the grapevine.
9. New construction due on Main and University causing more gridlock, and parking issues on top of an existing shortage of vertical downtown parking even before construction begins.
10. Inflation across the board in food costs for restaurants. It seems that eating out is causing menu shock and not just in Royal Oak. Think of the cost of gas, seeing a movie, dining out, and parking that too often in RO includes a parking ticket.
11.The increase of rents across the board downtown.
12. The increase in noise especially during motorcycle nights.
13. The litter that accumulates mostly in front of certain corner mega-bars that do not police their frontage......add visible rats.
Any more issues behind this situation? Any personal stories? City Hall and the DDA needs to hear them.
