In Brief: Planning Commission OKs Basic Plan for Hotel Complex

After nearly two hours of presentations, public comment and discussion, the Royal Oak Planning Commission approves the basic concept for a hotel, apartment and office building development on the former Jim Fresard auto dealership site.

Tuesday's Planning Commission meeting left all petitioners pleased.  Generating the most anticipation and discussion during the meeting was a proposed hotel complex at 400 N. Main St., which has sat unused since the Jim Fresard auto dealership moved to Ferndale in 2008. Commissioners approved the basic plan and concept for the development of an 8-story hotel, an 8-story apartment building, a pair of office buildings and a 4-level off-street parking deck subject to a list of recommendations on landscaping, screening and site access, both vehicular and pedestrian.  Commissioners also requested a parking analysis be commissioned and that, should the development go forward in phases, the proposed 114-room hotel shall be the first component …

I agree with you Jody, it also occured to me that what I will refer to as the "If Hotel" could just be a front to obtain immediate approval from the city as well as provide frosting on the cake for future investors in 400 Main LLC. As you point out its a tried and true recipe read before in Royal Oak.   more ›

UPDATE: 8-Story Downtown Hotel Development on Planning Commission Agenda

The meeting to discuss a hotel development on the vacant Fresard auto dealership on Main Street begins at 7:30 p.m. Tuesday at Royal Oak City Hall.

The Royal Oak Planning Commission will consider special redevelopment of the former Fresard auto dealership at 400 N. Main St. into a potential eight-story hotel complex at its meeting Tuesday. Krieger Klatt Architects, of Royal Oak, will present plans for a 114-room hotel, an 8-story apartment building, a pair of office buildings and a 4-level off-street parking deck to the planning commission. The petitioner, 400 Main, LLC, plans to demolish all existing buildings on the site. The Hilton Garden Inn is involved with the project, but would like to see approval from the city before fully committing, according to architect Jason Krieger. At the Royal Oak Downtown Development Authority meeting Wednesday DDA members discussed a proposal for a new boutique hotel to be located in downtown Royal. Royal Oak architect Jason Krieger, who is also a DDA board member, presented conceptual plans to provide some context to the proposed development of an eight- or nine-story hotel with a separate restaurant/banquet facility and a five- or six-story apartment building. Can Tax Increment Financing Help Build a Hotel in Royal Oak?

To build a Main Street hotel, a developer is looking to the Downtown Development Authority for incentives or assistance.

As a Southfield real estate broker prepares to gauge the Downtown Development Authority’s (DDA) interest in supporting a hotel and conference center complex on North Main Street, it’s worth reviewing what Tax Increment Financing (TIF) is. In a memo sent to members of the Royal Oak Downtown Development Authority, Tim Thwing, the executive director of the DDA, said David Griffin of CBRE is interested in exploring the redevelopment of the former Fresard auto dealership at 400 N. Developer Exploring 8-Story Hotel for Downtown Royal Oak

Residents living near the vacant Fresard auto dealership on Main Street say they like the idea. 'It's just what Royal Oak has been waiting for.'

A Southfield real estate broker is interested in exploring redevelopment of the former Fresard auto dealership at 400 N. Main St. into a potential eight-story hotel complex, according to a memo sent to members of the Royal Oak Downtown Development Authority. David Griffin of CBRE has submitted conceptual plans designed by Royal Oak architect Jason Kreiger to the DDA. Ronald, the comment "Kroger is not a good fit" did not come from the PC, it came from the opponents. Yes, the ocean of parking issue was very clearly put to all of Kroger's team at the meeting and they simply said, "No, not possible to fix it." That was it.
